EARNEST DEPOSIT: $10,000 Earnest deposit due immediately from successful bidder in the form of personal or business check, cashier's check, or wire transfer.
POSSESSION: Subject to current tenant rights and after harvest of 2020 cotton crop
CROP SHARE:
- Buyer will receive 1/3 share of the 2020 cotton crop
- Buyer shall reimburse seller for their 1/3 portion of the 2020 fertilizer
- Buyer will be responsible for 1/3 of any herbicide, insecticide, fertilizer, and other chemicals associated with the current cotton crop
MINERALS: 100% of seller owned minerals will convey to buyer
TAXES: Seller pays 2019 taxes and prior years, 2020 taxes to be prorated to date of closing
TITLE/ESCROW FEES: Owner's Title Policy and escrow closing fees shall be shared equally between Seller and Buyer. Any lender required costs shall be the Buyer's expense. Preliminary title commitment will be prepared by Security 1st Title in Wellington, Kansas. Escrow closing will be handled through Security 1st Title.
